CFM, Inc. Services Gerald Ford, Charles Chamberlain, Kalamazoo Federal Buildings, Post Offices, and Courthouses

Commercial Facilities Management, Inc. (CFM) operates and maintains the subject buildings which are GSA Federal Buildings and Courthouses, located in Region 5, Grand Rapids, Lansing, and Kalamazoo, Michigan. The heights of the buildings are 9 story, 3 story, and 3 story respectively. There are two 250 ton Trane chillers, coupled with a cooling tower. A 250 ton Marley cooling tower is operated and maintained (on a daily basis, when in season), with a closely monitored water treatment system. Boilers are hot water producing Kewanee make, again with a closely monitored water treatment system. The BAS in the buildings is Siemens Tridium. Generator and its respective switchgear and transfer switch in the Ford building is Waukesha make. Operations and preventive maintenance on VAV's as well as all of the domestic plumbing is a part of the responsibility. Fire pumps and jockey pumps are located in the sprinkler room. Domestic pumps are an integral part of the domestic water system, and receive manufacturer recommended preventive maintenance.

Additional equipment included in the building inventory includes, but not limited to, Andover and Tridium BAS, Pneumatics, Exhaust Fans, Marley Cooling Tower, Chilled Water and Hot Water Pumps (6-25 HP Motors), DX units, Roof System, various size AHU motors, and facilities' general plumbing and domestic water systems that utilize domestic water pumps.

Other services supplied by CFM include NCMMS. This is an integral part of CFM's services. It includes all inventory, service work orders, PM's, tracking, along with PM schedules derived, entered, and followed by the employee. We perform operations and maintenance on facilities boilers, Hot Water Systems, and Steam Systems, Building Automation Systems (BAS), Fire and Jockey Pumps, Cooling Towers with a minimum capacity of 250 tons, and variable air volumes (VAVs) or power induction units (PIUs) for air distribution and tenant comfort.
