Commercial Facilities Management Commits to High Standard for Federal Buildings

Commercial Facilities Management, Inc. (CFM) operates and maintains the subject buildings which are GSA Federal Buildings and Courthouses, located in Region 7 in each of the respective cities stated. The heights of the buildings are a total of 10 stories. There is one 180 ton Smardt chiller, one 150 ton Trane chiller, and four 100 ton Smardt chillers. They are each coupled with cooling towers matching the chillers tonnage. Boilers are hot water producing made by Fulton "Pulse," Kewanee, and Lochinvar. The BAS in the buildings are Siemens Controls. The emergency generator and its switchgear and transfer switch is Caterpillar make. The 350-ton BAC cooling tower is maintained on a daily basis (when in season), with a closely monitored water treatment system. Operations and preventive maintenance on VAV's as well as all of the domestic plumbing is a part of the responsibility. Fire pumps and jockey pumps are located in the chiller room. Domestic pumps are an integral part of the domestic water system, and receive manufacturer recommended preventive maintenance.

Additional equipment included in the building inventory includes, but not limited to, Pneumatics, Exhaust Fans, Chilled and Hot Water Pumps and AHU motors ranging from 5HP to 50HP.

Other services supplied by CFM include NCMMS. This is an integral part of CFM's services. It includes all inventory, service work orders, PM's, tracking, along with PM schedules derived, entered, and followed by the employee.
